The building process — step by step

  1. Plot acquisition — verify the title deed (titre foncier), building rights and any relevant subdivision rules. Never buy without a notary verification.
  2. Appoint an architect — legally required in Morocco to sign building permit applications. Choose someone registered with the Ordre National des Architectes.
  3. Design phase — sketch, preliminary design, final plans. Typically 4 to 8 weeks depending on project complexity.
  4. Building permit — submitted by the architect to the local municipality. Timeline: 6 to 16 weeks depending on the zone.
  5. Contractor selection — architect issues tender documents, analyses quotes, recommends contractors.
  6. Construction — 12 to 18 months for a standard villa. Weekly site visits and reports.
  7. Handover — snagging list, final inspections, keys.

Can foreigners build in Morocco?

Yes. Foreign nationals can purchase land and build in Morocco without restriction. The property must be registered with a clean title deed (titre foncier). Fund transfers from abroad are straightforward — transfers from Europe or North America to Morocco are unrestricted and commonly done via standard international bank transfers.

Do I need to be present in Marrakech during the construction?

No. With a local architect managing the project, 2 to 3 visits are typically sufficient: an initial plot visit, a mid-construction check and the final handover. AE Architectes provides weekly photo reports and regular video calls to keep you informed throughout.

Is a Moroccan architect required to build in Morocco?

Yes. Moroccan law requires all building permit applications to be signed by an architect registered with the Ordre National des Architectes du Maroc. A foreign architect cannot sign a building permit application in Morocco independently.

Can I rent out my villa when I'm not using it?

Yes. Seasonal villa rental is well-developed in Marrakech. Well-positioned luxury villas with private pools generate strong occupancy rates, particularly from October to April. Rental income is taxable in Morocco but a tax treaty with most European countries prevents double taxation.
