This is the first question most of our clients ask — and rightly so. Construction costs in Marrakech are significantly lower than in Western Europe, but they vary enormously depending on finish quality, materials and design complexity. Here are the real numbers, based on projects we have delivered.
These figures cover construction only — structural work, finishes and fit-out. They exclude land, pool, landscaping, architect fees and taxes.

Construction costs in Marrakech have risen 35–50% between 2020 and 2026, driven by materials price increases, labour costs and sustained demand from foreign buyers. Any estimate older than 18 months should be treated as outdated.

Yes, significantly. High-end construction in Marrakech costs roughly 800–1,200 EUR/m² compared to 2,500–4,000 EUR/m² for equivalent quality in France or the UK. The savings on a 400m² villa can be substantial — though land costs and logistics for international buyers should also be factored in.
Can I transfer money from the UK or USA to pay for construction in Morocco?
Yes. International transfers to Morocco are unrestricted. Most of our international clients use standard international bank transfers. Payments to contractors are made in Moroccan dirhams (MAD).
Are architect fees included in the construction cost?
No. Architect fees are separate and typically amount to 6–10% of total construction cost depending on the scope of service. We provide a clear fee proposal before any engagement.
