This is the first question most of our clients ask — and rightly so. Construction costs in Marrakech are significantly lower than in Western Europe, but they vary enormously depending on finish quality, materials and design complexity. Here are the real numbers, based on projects we have delivered.

  Important: beware of unusually low quotes. Contractors quoting below 5,000 MAD/m² for a "high-end" villa almost always exclude key items, use inferior materials, or inflate prices mid-construction once you're committed. Detailed construction drawings — which we produce for every project — allow for genuine like-for-like comparisons between contractors.

What drives the cost up

High ceilings — going from 2.7m to 3.2m adds 10–15% to structure costs
Large glazed openings — high-spec aluminium sliding systems cost 3–5x standard windows
Infinity pool vs standard pool — allow an extra MAD 100–200K minimum
Basement or split-level — excavation and waterproofing add 20–30%
Sloping plot — earthworks and special foundations can add MAD 200–500K
Imported materials — Italian tiles, German windows, French sanitaryware: 2–4x local equivalents

What can be optimised without losing quality

Compact, rational floor plan — complex shapes cost more to build
Local quality materials — Moroccan mineral render, polished concrete, local stone are often superior and cheaper than imported alternatives
Flat roof — more economical than complex pitched roofing and perfectly suited to the Marrakech climate
Local bespoke kitchen — a skilled local cabinet maker delivers comparable quality at 60–70% of an imported kitchen's price

How costs have changed

Construction costs in Marrakech have risen 35–50% between 2020 and 2026, driven by materials price increases, labour costs and sustained demand from foreign buyers. Any estimate older than 18 months should be treated as outdated.

Is building a villa in Marrakech cheaper than in France or the UK?

Yes, significantly. High-end construction in Marrakech costs roughly 800–1,200 EUR/m² compared to 2,500–4,000 EUR/m² for equivalent quality in France or the UK. The savings on a 400m² villa can be substantial — though land costs and logistics for international buyers should also be factored in.

Can I transfer money from the UK or USA to pay for construction in Morocco?

Yes. International transfers to Morocco are unrestricted. Most of our international clients use standard international bank transfers. Payments to contractors are made in Moroccan dirhams (MAD).

Are architect fees included in the construction cost?

No. Architect fees are separate and typically amount to 6–10% of total construction cost depending on the scope of service. We provide a clear fee proposal before any engagement.
