A study for a 5,000 m² business centre in the heart of Guéliz. An ambitious tertiary programme designed to meet the growing demand for high-end office space in Marrakech's business district.
The programme organises several levels of flexible office floors above an active ground-floor retail base. The structural grid was dimensioned to allow free subdivision — individual offices, open plans, meeting rooms — without any intermediate load-bearing walls, offering maximum flexibility for future occupants.
The gold composite panel facade constitutes the architectural signature of the project. Their tone — an evocation of patinated metal, sand, the gilding of Marrakech's traditional architecture — reflects light differently according to the hour and season, giving the building a living presence in Guéliz's urban landscape.
The ground floor is treated as an active interface between building and street — retail units, terrace café, lobby visible from outside. The animation of the base contributes to the quality of public space as much as to the building's overall attractiveness.
