Bespoke contemporary villas designed with precision and built to last — AE Architectes, luxury architecture practice based in Marrakech.
Luxury villa architecture in Marrakech is not about adding more — more ornamentation, more materials, more visual noise. It is about precision. The quality of space, the dialogue between interior and exterior, the exactness of details, the coherence between what is drawn and what is built. This is the standard AE Architectes holds itself to on every project.
A 300m² villa with an exceptional relationship to its garden, perfect natural light and seamless interior-exterior flow will always feel more luxurious than a 500m² villa with poor planning. We design for the quality of each space — proportions, ceiling heights, views, acoustic comfort — not just for the total area.
Marrakech offers exceptional local materials: mineral renders that age beautifully in the Moroccan climate, polished concrete that creates seamless floor-to-terrace transitions, local limestone that connects the building to its landscape, tadelakt plasterwork with a depth no ceramic tile can match. We use these materials because they perform well here — not as decoration.
The gap between a luxury design on paper and a luxury villa on site is bridged by construction drawings. We produce detailed execution drawings for every project — specifying not just what goes where, but exactly how it is built. This is what ensures the villa that is handed over matches the villa that was designed.

Tadelakt
Traditional Moroccan lime plaster, waterproof and uniquely beautiful. Used in bathrooms, hammams and feature walls — it absorbs light differently at every hour of the day.
Polished concrete
Creates a seamless transition from interior to terrace. Cool underfoot, visually clean and highly durable in the Marrakech climate.
Local limestone
Warm-toned, textured, native to the region. Used as flooring, cladding and pool surrounds — it roots the building in its landscape.
Flush details
Flush skirting boards, millimetre tile joints, folded metal door frames — the details that separate a well-built villa from an exceptional one.

START THE CONVERSATION →What is a realistic budget for a luxury villa in Marrakech?
For a genuinely high-end villa — 300 to 500m² with quality materials, infinity pool, bespoke kitchen and landscaping — budget between 5 and 8 million MAD (450,000–720,000 EUR) excluding land. Bespoke or exceptional projects can go significantly higher.
How long does a luxury villa project take from start to finish?
From first sketch to handover: typically 24 to 30 months for a high-end villa. This includes design, building permit, contractor selection and 14 to 18 months of construction. Projects with complex programmes or exceptional finishes take longer.
